This luxurious four bed roomed house is located on the stunning about 20km south of the town of Pattaya and 5km from the sea in the province of Chonburi in Thailand.  The property comprises two floors on a plot of some 1,000 m2 of which half is occupied by the house and pool, and the remainder is a walled garden.

The ground floor comprises a large living room with sliding glass doors giving access to the pool.  There is a study room, a fully fitted kitchen, a maids room and a toilet with shower.  Access to the house is through the double garage to the front door.  Separate accesses are also provided  to the rear of the house for deliveries and to the garden for maintenance.  The kitchen is equipped with fridge, cooker, hob, extractor and washing machine.

The first floor comprises four ensuite bedrooms; two of the bedrooms are separated from the other two by the jacuzzi deck.  There is a spacious covered verandah in front of the master bedroom and a walk way gives access round three sides of the house.

All rooms are air-conditioned.  A security alarm is fitted to all doors and windows and there is a movement alarm and smoke alarm in the living room.  The security system is connected by land line to a security company who monitor the system and will respond if the alarm is triggered.  A land line provides telephone and internet and a wifi router provides wifi within the house.

In front of the living room there is a salt water swimming pool, 9m by 5m by 2.1m deep at the deep end.  This has jacuzzi jets at the shallow end with built in steps and seats on two sides.  On the first floor their is a jacuzzi bath.

Rental Information:

The property is available for rent for a minimum of one year with a deposit of two months rent.  The rent sought is USD2,700 per month (Thai Baht 90,000).  The owner will pay the monthly fees to Phoenix Golf management and the tenant will be liable for payment of bills for electricity charged by village.  The tenant is also liable for the payment of bills for telephone, internet and for True visions TV if required by the tenant.

The monthly rental covers the following services:
a) Security Alarm monitoring and response;
b) Pool servicing weekly;
c) Gardening
